Preconstruction Manager

About the role: SupplyX sources finish materials and FF&E directly from factories across East Asia for multifamily, hospitality, and commercial construction clients. This role owns the front end of every pursuit - reading the documents, building the takeoff, assembling the estimate, and producing the bid that wins the work. You are the bridge between what a client's drawings specify and what SupplyX commits to deliver. Bids you produce become the budget the project runs against, so accuracy here determines whether a project makes money. What you'll own Takeoff & estimating Review construction documents, finish schedules, and specification sections to build accurate material takeoffs and quantity counts Apply appropriate waste factors, attic stock, and coverage assumptions by material category Build complete landed-cost estimates incorporating factory pricing, freight, duty, tariffs, and handling Identify scope gaps, spec ambiguities, and drawing conflicts, and drive them to resolution before bid submission Bid management Own the bid calendar - track deadlines, addenda, RFI cycles, and submission requirements across active pursuits Assemble and issue clear, well-organized bid packages and proposals Prepare and submit RFIs to design teams and general contractors Present and defend pricing and scope in bid reviews, scope calls, and client meetings Maintain the bid log and track hit rate, loss reasons, and pricing feedback Value engineering & scope development Develop VE options and alternate material approaches that reduce cost while holding design intent Prepare comparison packages that let clients evaluate alternates on cost, lead time, and performance Write clear inclusions, exclusions, and qualifications so awarded scope matches bid scope Cross-functional Work with Purchasing to source product recommendations, factory pricing, and lead times during bidding Support Sales on pursuit strategy, client presentations, and pricing positioning Hand off awarded projects to Purchasing with complete scope, pricing basis, and assumptions documented Feed pricing and market intelligence back into estimating standards and historical cost data What you need 5+ years in preconstruction, estimating, or bid management for construction - finish materials, interiors, or FF&E scopes preferred Demonstrated ability to perform material takeoffs from construction documents accurately and independently Strong command of construction documents, finish schedules, and specification sections Experience building estimates that include freight, duty, and tariff exposure on imported materials Excellent written communication - your proposals and qualifications go to clients Strong Excel skills and the discipline to keep bid data clean and traceable Comfortable managing multiple concurrent deadlines under real time pressure Strong pluses Multifamily, hospitality, or commercial project experience at scale Experience with Togal, Bluebeam, Autodesk or comparable takeoff and specification platforms Prior experience pricing imported materials or working in a factory-direct model Background on the GC or owner's-rep side
