Property Manager

Responsibilities: Oversee tenant and owner relationships and the maintenance and marketing for the properties in their portfolio. The property manager will be supported by a full-time leasing, maintenance, and finance staff to conduct routine tasks for the portfolio. The property manager will own tenant and owner satisfaction, financial performance and assist with the growth of the portfolio. Timely and clear communication will be a vital component for success in this role. Tasks Reviewing tenant rent payments with finance office monthly Reviewing complex maintenance requests with maintenance team daily Reviewing lease renewals, marketing and rental applications with leasing department weekly Communications with the owners on renewals, inspection, income/expenses and property maintenance Conducting move out inspections and determining tenant charges Seasonal property maintenance and yearly inspections Showings for on market properties Tenant communications for any escalated issues or lease negotiations/violations Handling after hours maintenance emergencies for the portfolio Developing vendor relationships and negotiating service contracts

Qualifications: Licensed NC Real Estate Agent with non-provisional license 3 years residential property manager experience Excellent communication skills Self-motivated and task oriented Understanding of home construction and maintenance Strong problem-solving skills Conflict resolution skills Understanding of basic accounting and record keeping Proficient typing and Microsoft Office skills Additional skills Experience with Appfolio Management Software Residential Management Professional (RMP®) or Master Property Manager (MPM®)
